The neighborhood in 30 seconds

West Adams was one of the wealthiest districts in Los Angeles a century ago, and the architecture still shows it — Victorian, Craftsman, and Mission Revival homes, several of them landmarks. Restaurants and creative offices have followed the Expo Line in.

Values here moved earlier and further than most of South LA. If your family has held a West Adams home since the 1970s, the equity is real, and so is the property-tax question if you're thinking about passing it down.

What owners should know

  • Several HPOZs cover parts of West Adams. Check whether your block is in one before planning work.
  • Larger historic homes with high equity are prime targets for 'we buy houses' mail. Those offers are typically 60–70 cents on the dollar. Get the real number first.
