Here is one concrete data point rather than a vibe: a sale on Hudspeth Street recorded on July 1 at $746,000. That is not a listing price and not an estimate — it is a recorded transaction, and it resets what an appraiser can defend on the surrounding blocks.

That is the whole point of comps. One recorded sale can lift an entire pocket, and the owners who find out about it first are the ones who price correctly. The owners who find out about it a year later are the ones who accepted a cash offer in month two.

Inglewood does not price as one city. 90301 near the civic center, 90302 north of Manchester, 90303 south of Century, 90304 in Lennox, and 90305 up against Morningside Park all move on their own logic. Proximity to the stadium district, school assignment, lot size, and zoning matter more here than in most of the county.

The zoning question most Inglewood owners never ask
