Baldwin Hills runs from the Crenshaw flats up into the hillside estates of Baldwin Vista and Baldwin Hills Estates, with Kenneth Hahn State Recreation Area on top. The hillside homes carry the highest values in this part of the city, while the streets below trade in the high six figures.

Hillside homes appreciate on scarcity; the flats rent well. Either way, HOA documents (Terra Nova, Cameo Woods, Village Green) need to be current before a sale or a refinance.
Hillside ADUs are possible but expensive; flat-lot ADUs pencil. Retaining walls are the budget line people forget.
Estate homes on the ridge often carry 1970s tax bases. A child who moves in within a year keeps it; a rental resets it to market.
