The neighborhood in 30 seconds

Jefferson Park is one of the largest Historic Preservation Overlay Zones in the city — blocks of intact 1905–1925 Craftsman and Colonial Revival bungalows roughly between Adams and Jefferson, Crenshaw and Western.

The Expo Line runs along its southern edge and USC is a short ride east. Buyers who want a historic home with a yard, close to the west side and downtown, have made this one of the most competitive pockets in South LA.

What owners should know

  • In an HPOZ, restoring original windows and porches adds value; replacing them with vinyl can subtract it — and may not be permitted. Plan improvements with the overlay in mind.
  • Inherited bungalows here are often owned free and clear. That equity can fund a restoration or an ADU without selling.
