The neighborhood in 30 seconds

Gramercy Park is a quiet grid of single-family streets between Hyde Park and Manchester Square — solid 1920s–1950s homes, deep lots, and a very high share of long-tenured owners.

It's part of the 90047 ZIP, where my last pull showed 28 active listings, 13 in contract and 9 pending in one month. Inventory is moving; the closings just hadn't been reported yet when I ran it.

What owners should know

  • Deep lots here are among the best ADU candidates in South LA. An ADU can be a retirement income line without selling the family home.
  • If you inherited the home and no one has lived in it for a year, the property tax may already have been reassessed — read the Prop 19 section and call the Assessor.
