The neighborhood in 30 seconds
Vermont Knolls runs along Vermont Avenue between Florence and Manchester — one of the denser single-family areas in South LA, with a mix of bungalows, post-war homes and small multifamily.
Both of the ZIPs I farm most heavily, 90044 and 90047, run through here. A large share of homes are owned by families who bought decades ago and are now in the middle of an inheritance.
What owners should know
- For estates: the AB 2016 probate shortcut now lets a primary residence up to $750,000 pass without a full probate. Many Vermont Knolls homes qualify. Ask before you hire a probate attorney for a full administration.
